I want money from boarders upfront because in the past they refuse to pay. But I don't want the stress of having to provide such high standards as Air Bnb require. I am prepared to receive less money in exchange for this.

You could look into roomster.com Its more of a monthly rental situation. You might be able to rent your rooms by the week on roomster. I'm not sure if there is an option to receive payment in advance though.

Air Bnb is not a direct to home service like Airbnb, so you won't have to worry about the standards set by either site. When you're not required to provide motel style accomodation, you can use Air Bnb to receive money from friends or family members who are considered "borders" at the school or city level. This way, you don't have to worry about standards and it'll be easy to get money from people who won't Pay For Rent.
