A major driver is the overflow from the NYC housing market. As people get priced out of the city and its immediate suburbs, they look to Newark for its direct transit links and comparatively lower costs. This increased demand, combined with significant new development projects, particularly luxury apartments in the downtown and Ironbound areas, is consistently pushing prices higher.
